I went thru midnight mansion easy and wasted hours having fun. I was about to start the medium level but found that I could download 74 custom mansions. I did this with no problem, but when I went to open any of them they were all empty and took me to the mansion builder. Not sure what to do.

You need to open them from in game. Click
start game, then
Open Mansion.... It's in the lower-right-hand corner.

And did you drag all the downloaded mansions to the
Custom Mansions-folder?

I think you should include instructions what to do with the mansions when you download a custom mansion, admins.

Actually the instructions are within the documentation that comes with the game. As always: Read the manual

I mean when you go to click
download custom mansionand then the list shows, and there's a note telling you how to install it and play it.

I know what you mean. To quote from the manual:
Custom Mansions
To play a custom mansion, choose New Game, thenOpen Mansion...on the Difficulty Settings screen.
Custom mansions should be placed in theCustom Mansionsfolder. If they aren't, Midnight Mansion won't be able to open any saved games that were saved from within a custom mansion.
You won't get a high score for beating a custom mansion. Only mansions that ship with the game have entries on the High Score list.
